A new speculative industrial warehouse spanning 323,343 square feet, located on an 18-acre parcel less than one mile from I-290

Close proximity to I-55 in Cook County, Illinois

Demolition of existing slabs and removal of buried foundations prior to new construction

Building envelope materials consist of insulated, load-bearing, precast concrete wall panels, structural steel, a 45 mil, fully-ballasted, EPDM roofing system, glass and glazing and metal canopies at entryways

The new facility features 50 truck dock positions, expandable to 66, 36’ clear height warehouse space and an ESFR (Early Suppression First Response) fire protection sprinkler system

A new asphalt parking lot with 273 car and 77 trailer parking stalls

3000 amp, 277/480 volt, 3-phase, 4-wire electrical service to the building
