PREMIER Design + Build Group and Bridge Development Partners Deliver 2.2 Million Square Feet of New Industrial Space in New Jersey
November 20, 2020 (Phillipsburg, NJ) – (“PREMIER”) has completed Phase I of Bridge Point 78, a massive new industrial and manufacturing campus in western Warren County, New Jersey. During Phase I, PREMIER constructed four new Class A buildings on a 380-acre site for client Bridge Development Partners. BRIDGE announced this month that it has sold the new four-building complex to PGIM Real Estate.
The largest of the four buildings is Building 7, which spans 975,761 square feet. Japanese fashion retailer Uniqlo signed a lease for all of Building 7. The building is the retailer’s largest site in the U.S. and will be used for both manufacturing and distribution operations. The new facility has a 40’ clear height, four drive-in doors, and 199 exterior truck docks. Parking adjacent to Building 7 accommodates 186 trailers and 434 automobiles. Bridge Development Partners also selected PREMIER to complete the tenant fit-out work for the building, which involves adding office and conference rooms, locker rooms, break rooms, and restrooms.
Building 6 is a 419,459-square-foot facility that was recently leased to Chicago-based Mark Anthony Brands, which will use the space for storage and distribution of its White Claw Hard Seltzer, which dominates the hard seltzer market. Building 6 has a 36’ clear height, two drive-in doors, 63 exterior truck docks, and parking for 68 trailers and 224 automobiles. PREMIER has also been tapped to provide tenant improvement work for Mark Anthony Brands, which entails adding office and conference space, break rooms, trucker’s office, and restrooms.
The other structures completed during Phase I are Building 3 (607,279 square feet) and Building 5 (175,055 square feet). There are two additional buildings that will be added during the next phase of the project.
Much of the new Bridge Point 78 development in New Jersey was built on a site previously occupied by a large Ingersoll Rand facility. The campus straddles land situated within the town of Phillipsburg and also within the township of Lopatcong. The location offers easy access to Interstate 78 and Route 22, as well as direct access to the Port of Newark. Bridge Point 78 Phase I was recognized as 2020’s “Industrial Deal of the Year” by the New Jersey chapter of NAIOP.
PREMIER managed design + build services for each of the Phase I buildings. Site work for Bridge Point 78 Phase I began in October 2018. PREMIER completed construction of the four buildings in under 22 months.
David Gasson, PREMIER’s vice president, Northeast operations, explained that completing Phase I was a complex endeavor that presented multiple challenges, not the least of which was the earthwork required before construction could begin. A significant amount of rock blasting and earth moving was required to bring the site to grade, and deep dynamic compaction was utilized to ensure a stable base for portions of the new construction. The project included an on-site dam to manage storm water, and a concrete batch plant was assembled on the property to produce the vast quantity of concrete needed for the project. “We also constructed a connector road to provide access to the full site, along with a new off-ramp from Route 22 and new traffic signals,” said Gasson. “The scope of this assignment was extraordinary, and we’re proud to have played a major role in creating Bridge Point 78.”

Karl Hoermann, senior vice president, coordinated all field activities for PREMIER. Mohammad Attia served as the firm’s senior project manager for Buildings 3, 5 6, and 7. Alexander Frenz was PREMIER’s project manager. Darren Miller, Newman Merton, and Erik Hoermann were PREMIER’s superintendents, working with Hoermann, Gasson and Attia.
PREMIER teamed with Cornerstone Architects Ltd. for architectural design services of the four warehouse buildings developed during Phase I.
