Adaptable space is a PREMIER signature—the design maximizes efficiencies and provides flexibility for current and future tenant build-outs. Another key characteristic of PREMIER buildings are modern amenities that fuel business operations. However, delivering those amenities isn’t always easy. Obstacles often impede progress. Early in the Union build, it was determined that low water pressure to the site was going to make it impossible to support an ESFR sprinkler system. To get the job done correctly, executives at Bridge and PREMIER coordinated with the local water authority and worked hand in hand with Union Township to bring a new water service to the site to ensure that the ESFR system could be installed. The project made it in on time and on budget—a true testament to the creative problem-solving skills and 24/7 dedication of the entire team.

Working closely with Bridge, we solved the problem in the most efficient possible way while adhering to the original schedule of delivery. This new class A warehouse is centrally located and can be easily accessed via the New Jersey Turnpike. It is a short drive from Newark International Airport as well as Port Newark and Port Elizabeth. In addition, businesses moving to Union will benefit from a ready and willing labor pool—the town is located in Union County, the third most populous county in New Jersey.
Features include 36‘ clear-height warehouse space, 44 truck dock positions, an ESFR fire protection sprinkler system and 1600 amp, 277/480 volt electrical service. A complete warehouse HVAC system has also been installed. Additionally, a new lot with 153 stalls, 76-onsite and 26-offsite trailer parking spaces is a plus for tenants.
Currently, Bridge Point Port West is home to two New Jersey based companies, Boxed.com—an ecommerce company, and Union Beverage Packaging – a manufacturer of sports and energy beverages.
Key players on the PREMIER design-build team that managed the project from concept to completion were Executive Vice President Alec Zocher, Vice President Julie Piszczek, General Superintendent Karl Hoermann and Superintendent Matthew Robson. The Bridge team consisted of Jeff Milanaik, John Porcek, and Deven Schmitt. Joel Lubin, Blake Chroman and Chris Hile of JLL serve as exclusive leasing representatives at the building. Cornerstone Architects provided the architectural design and MidAtlantic Engineering Partners, LLC provided civil engineering services.
