Located on a 68-parcel site, Phase I of Bristol Highlands Commerce Center holds two buildings totaling 629,832 square feet with potential for Phase II. Phase II would accommodate a third building up to 45,000 square feet.
Building 1 spans 157,656 square feet with a 32’ clear height and Building 2 spans 472,176 square feet and boasts a 36’ clear height. Both buildings include ample car and trailer parking stalls, exterior truck docks and drive-in doors. The building envelope consists of precast and steel, grey tinted glass panels within clear anodized aluminum framing systems, ESFR sprinkler systems, EPDM R-30 ballasted roofing and a positive pressure heating system.
Landscaping on site included trees, shrubs, seeds, irrigation and pond aerators, a 5-foot wide gravel walking path, and a second path adjacent to the lot. Other site features included an upgraded detention pond, T-5 LED motion sensor controlled lights at each office entrance area, and roadway improvements.
