PREMIER Design + Build Group Completes One-of-a-Kind Industrial Build in California’s Orange County



March 25, 2024 (Irvine, CA) – PREMIER Design + Build Group has completed

work on the Irvine Commerce Center, a one-of-a-kind industrial building in the

heart of Irvine’s Business Complex, on behalf of a Real Estate fund managed by

Ares Management, a leading owner and operator of logistics facilities through its

Ares Industrial Management team. The Irvine Commerce Center is a stand-out

property in several ways. Located at 18582 Teller Avenue adjacent to Irvine’s

Jamboree Road is situated in a highly walkable neighborhood filled with a wide

array of local boutiques, fine-dining restaurants, sleek office buildings, and luxury

residential real estate. Jamboree Road is a 15.8-mile major arterial road through

Orange County that runs through the cities of Orange, Tustin, Irvine, and

Newport Beach.

 

The 136,612-square-foot facility offers 13,275 square feet of modern office space

outfitted with high-end finishes and is entitled to an additional 11,725 square

feet of office. An exterior curtain wall system and full-height interior glass walls

allow natural light to penetrate deep into the building’s interior spaces.

Additionally, the warehouse space benefits from similar daylighting strategies

through its implementation of additional glazing and skylights.

PREMIER’s Steven Gabbert, principal, Southwest market leader. The 6.25-acre

site is within a mile of Orange County’s John Wayne Airport and Interstate 405.

Also nearby is the north campus of the University of California-Irvine.

Special features include stone veneer on the interior and exterior, a soaring lobby

filled with daylight, and steel and glass canopies. An elegant interior lobby stair

was designed with a stainless steel cable railing system one might find in a

luxury new build home. Each of the building’s two stories offers a combination of

both private offices and open office space. Massive windows throughout the

structure provide views from almost every interior space, even the warehouse

itself.

 

The warehouse area of the structure has a 36’ clear height with 20 dock doors

and two drive-in doors. The property has parking for 133 automobiles and is

equipped with 13 EV charging stations.

PREMIER broke ground on this unique assignment in November 2022. PREMIER’s team for the Irvine Commerce Center included Derrick Schuster as

project manager and superintendents Jacob Kulik and George Brockham.

PREMIER worked with HPA, Inc. for architectural design services, Darin Fong &

Associates for structural engineering, and Kier & Wright for civil engineering.

Other project associates included Wallace P. Johnson Plumbing and Heating,

Inc., Air Control Systems, Advanco Fire Protection, Hunter Landscape, Yocom

Construction, and Panelized Structures, Inc. CBRE is the broker for the Irvine

Commerce Center.
