March 5, 2020 (Itasca, Ill.) – 9th St. Partners, LLC (“9th Street”) and PREMIER Design + Build Group (“PREMIER”) broke ground this week on a new industrial/manufacturing project in the South Bay region of the Los Angeles metropolitan area. Project 9 Gardena is the first venture for 9th Street, a newly formed real estate investment and development firm that launched in 2019. The new 62,690-square-foot spec manufacturing facility will rise on a three-acre site near Los Angeles International Airport. Work on Project 9 Gardena will begin with the complete demolition of a now-defunct industrial building that was home to a manufacturer of newspaper vending machines for many decades. "We’re taking out this dated manufacturing facility and replacing it with an industrial asset for the new economy,” said Tom Ashcraft, managing partner and cofounder of 9th Street. Ashcraft says the site is unique for the area in that is has some scale. “Finding a three-acre site here is a rarity,” explained Ashcraft. “Gardena has a strong history of innovation and manufacturing, especially in the aerospace and aviation industries. Gardena is also very well located with great access to the freeway system, the Ports of Los Angeles and Long Beach, and LAX. In recent years, it has expanded upon that legacy and attracted new tenants, including many in the aerospace industry. Ashcraft and his team at 9th Street anticipate an October 2020 completion date for Project 9 Gardena. “The City of Gardena has been great to work with,” said Ashcraft. “The transformation of this site will bring additional jobs to the area and help ensure it remains an economic engine in the South Bay region,” said Ashcraft.
