PDB Group & Bridge Development Partners Tackle 3 Tenant Improvement Projects at Massive NJ Complex
PREMIER is delivering new spaces for well-known brands Uniqlo, Mark Anthony Brands, and ScottsMiracle-Gro.
April 1, 2021 (Phillipsburg, NJ) - PREMIER Design + Build Group has embarked on three separate tenant improvement projects at Bridge Point 78, an expansive new industrial and manufacturing campus in New Jersey’s Warren County. Working with client Bridge Development Partners (“BRIDGE”) , PREMIER is delivering new spaces for well-known brands Uniqlo, Mark Anthony Brands, and ScottsMiracle-Gro. PREMIER and BRIDGE recently announced the completion of Phase I of the new complex, which spans 380 acres and brings more than 2.2 million square feet of Class A space to the region. Together, the three tenants have leased approximately 72 percent of the square footage developed during Phase I. Japanese fashion retailer Uniqlo will occupy the largest of the four buildings at Bridge Point 78. Spanning 975,761 square feet, Uniqlo’s Building 7 will house both manufacturing and distribution operations. PREMIER’s project scope for the TI includes creating four warehouse spaces, offices, conference rooms, break rooms, gym, and restrooms. Building 7 has a 40’ clear height, as well as four drive-in doors and 199 exterior truck docks. It is outfitted with warehouse LED lighting, 2400-amp electrical service, and an Early Suppression Fast Response (ESFR) sprinkler system. Adjacent to Uniqlo’s space is parking for 186 trailers and 434 automobiles. For Mark Anthony Brands , a global alcohol beverage company, PREMIER is creating a facility that will be used for storage and distribution of White Claw Hard Seltzer, which is the leader in the hard seltzer market. Mark Anthony Brands will occupy Building 6, a 419,459-square-foot facility with a 36’ clear height, two drive-in doors, and 63 exterior truck docks. As part of this assignment, PREMIER is adding office and conference space, break rooms, truckers office, and restrooms. Building 6 includes exterior parking for 68 trailers and 224 automobiles. Planning and design are underway for the third TI. ScottsMiracle-Gro , one of the largest marketers of branded consumer lawn and garden products, is the new tenant. Scotts has leased all 175,055 square feet of Building 5 at Bridge Point 78. Scotts’ new space will include a main office, a remote office, and 1200 amp electrical service to accommodate equipment including battery chargers, shrink wrappers, and a pallet inverter. The Bridge Point 78 campus was developed on a parcel of land that straddles Phillipsburg and Lopatcong Township. The location offers easy access to Interstate 78 and Route 22, as well as direct access to the Port of Newark. In addition to leading work on the three TIs, PREMIER managed design + build services for the four buildings that were constructed during Phase I.
