January 29, 2025 ( Hauppauge, N.Y. ) – PREMIER Design + Build Group recently broke ground on a new cold storage warehouse facility in Hauppauge, N.Y., for Stonemont Financial, a privately held real estate investment and development firm, and tenant Glacier Point Enterprises, one of the largest direct store delivery distributors of ice cream, fresh and frozen products, beverages, and more. This location will serve as Glacier Point Enterprises' national headquarters. James W. We strive to make this operation excel by every measure, and this new building built by PREMIER Design + Build Group, will allow us to further raise the already unparalleled level of service we provide our vendors and retail partners alike.” The project includes constructing a 34,000-square-foot cold storage warehouse, a nearly 9,000-square-foot office, and a loading dock. It is the first cold storage project for PREMIER on Long Island, and the team is bringing its national experience in the sector as well as industrial and commercial construction to the region. “We’re confident in our ability to deliver this cold storage warehouse in the New York market,” says Project Manager John Poje. “We’ve delivered a number of cold storage facilities in other parts of the country and we’ve finished many projects of various types in New York and New Jersey. We have a strong team we can count on to make sure work runs smoothly regardless of the market or location.” Cold storage warehouses are significantly more complex than typical warehouses, requiring systems and techniques that enable proper refrigeration and freezing capabilities. Insulation is paramount for cold storage to maintain the various levels of temperature required. PREMIER will leverage a glycol underfloor heating system that consists of a 3-inch thick mat slab covered by a vapor barrier, 6 inches of insulation, and then 7 inches of concrete slab. Instead of using traditional precast or tilt-up panels for the outer walls, PREMIER will use insulated metal panels to increase the overall R-value. The roof will include 9 inches of insulation as well. The project also consists of a racking system and complex mechanical systems for heating, air conditioning, and humidity control. The development’s groundbreaking is years in the making. When PREMIER joined the ongoing project, the team inherited previously established designs as well as materials and equipment that were already on the job site, like the elevator, refrigeration units, and steel. PREMIER worked with project partners–including H2M Architects and Engineers, Providence Engineering, PIHO Engineering, and Schlosser Steel Buildings, Inc.--to ensure those items were properly coordinated for installation. “We were brought on board because we have the capabilities of completing this project,” says Assistant Project Manager Sabrina Krasner. “We took on elements of the building that were already purchased and fabricated and worked with the rest of the team to make sure they would work.” Working with experienced and trusted subcontractors will help PREMIER keep the project on track and ensure construction is completed according to the company’s high standards for quality construction. PREMIER prioritizes communication among all project stakeholders, allowing work to continue smoothly throughout the entire construction process. To successfully deliver the cold storage facility, PREMIER is leveraging the skills of Project Manager John Poje, who has more than 30 years of experience in the region, as well as Superintendent John Semenek, who has extensive knowledge of temperature-controlled environments and over 20 years of experience in the industry. The team is currently wrapping up site demolition and installing drainage throughout the site, in preparation for footings and foundation work to begin at the end of January. The project is expected to be completed in November 2025.
