Long Joists to Replace Columns, a Super Flat Slab With Minimal Joints and Enhanced MEP Systems Enable Precision Parts Manufacturer to Increase Production Capabilities Dec. 06, 2024 (Bartlett, Ill.) – PREMIER Design + Build Group recently completed a 44,000-square-foot warehouse expansion and renovation project in Bartlett, Ill., for WITTENSTEIN North America, a German-owned precision parts manufacturing and distribution firm. The expansion doubled WITTENSTEIN's production capabilities and the renovation modernized and increased operational efficiency for the existing warehouse. The project, located at 1249 Humbracht Circle in Bartlett, included adding 32,300 square feet of production space and a nearly 12,000-square-foot, three-story office space, as well as creating additional parking solutions to accommodate the expansion. “The state-of-the-art facility provides the space and equipment needed for precision manufacturing. WITTENSTEIN will be able to increase production of motors, gearboxes, and controls for mechatronic projects,” says Project Manager Stefan Olson. Construction Solutions for Precision Manufacturing PREMIER installed joist spans measuring nearly 150 feet in the warehouse to eliminate vertical columns and enhance operational efficiency. The unobstructed floor plan was complemented by an insulated, high-tolerance specialized concrete floor that incorporates fibers instead of rebar to decrease the number of joints. Liquid additives were used to minimize shrinkage and cracks. The slab achieves FF60/FL40, which is considered “super flat,” the flattest rank available for concrete slabs, and critical for specific pieces of machinery. The process of creating an extremely level slab is similar to a conventional slab–which measures FF20/FL15–but requires very precise equipment and operators. A higher level of testing is required as well to verify floor flatness. “The super flat floor enables the machines to be configured to their specific requirements, which are in the neighborhood of microns, for precision manufacturing,” Olson says. The MEP installation includes a reverse osmosis system and chilled water line system, which are required for precision equipment operation. The HVAC units are sustainable heat pumps that operate more efficiently than traditional systems. PREMIER also included a solar panel system in the structural design to support a future renewable energy power source. Successful Project Delivery The PREMIER team broke ground in October 2023, starting with the new office and manufacturing expansion while the existing facility remained operational. Once the team received a Temporary Certificate of Occupancy from the Village on the additions, WITTENSTEIN moved operations to the new buildings and PREMIER began renovations to modernize and improve the existing warehouse. The project was completed in December 2024.
