The comprehensive redevelopment project encompassed the strategic demolition of over 500,000 square feet of the existing structure, resulting in a remaining building footprint of 915,000 square feet. This meticulous transformation was undertaken to accommodate Dr. Pepper Snapple Group as the sole occupant of the facility.
The Main Office underwent a sophisticated build-out spanning 12,620 square feet, featuring a thoughtfully designed layout incorporating amenities such as one men's and one women's bathroom/shower, a fitness center, 13 individual offices, and a storage area. Simultaneously, the DSD (sales) Office was meticulously crafted across 5,935 square feet, boasting one men's and one women's bathroom, five individual offices, two open office areas, a conference room, a cash room, a storage area, and a break room.
Recognizing the limitations of the original structure, which possessed only 14 truck dock positions, Phase I of the project involved the construction of an additional 37 truck dock positions, resulting in a total of 45 new exterior truck dock positions. The exterior façade was reconstructed using precast concrete wall panels, adding a touch of durability and sophistication to the revitalized structure.
