Zippy Shell, Cervenka Development Partners, and PREMIER Design + Build Group Break Ground on Zippy Shell’s newest facility in Denville, NJ



April 16, 2025 (Denville, NJ)– PREMIER Design + Build Group, Zippy Shell, and Cervenka Development Partners (CDP) proudly announce the groundbreaking of a state-of-the-art industrial warehouse facility for Zippy Shell, a moving and storage company. This new facility, located in Denville, N.J., will serve as a key distribution center, enhancing Zippy Shell’s logistics operations and expanding its service reach across the Northeast.

Spanning nearly 119,000 square feet, the Class A industrial facility will feature a 36-foot clear height, 18 dock doors, one drive-in door, 52 parking spaces, and 12 trailer stalls. Strategically located at 20 Dock Road—3 minutes from both eastbound and westbound I-80—just 30 minutes from New York City. The site offers direct access to major transportation routes and is 90 minutes from over 20 million people residing in 7.5 million households, ensuring seamless distribution across the region.

Beyond its operational benefits, the project represents a significant investment in Denville’s economy. More than 80 local construction and trade jobs will be created during development, providing opportunities for skilled workers. Upon completion, half of the facility will support over a dozen permanent full-time positions in logistics, administration, and operations. Additionally, the development will contribute substantial tax revenue, helping fund local services such as schools, infrastructure improvements, and emergency response.

By revitalizing a previously underutilized site, this project strengthens Denville’s tax base and brings new business opportunities to the area. It will also attract additional employees, contractors, and visitors, further stimulating the local economy.


Ownership has retained JLL Northeast Industrial Executive Managing Director Chirs Hile and Managing Director Howard Weinberg to market the remaining 57,457 square feet of industrial space at 20 Dock Road. Said Weinberg, “The strategic location, robust infrastructure, and access to major markets make Denville a prime logistics location. The region is well-connected with an extensive highway network (including I-95, I-80, I-287, and I-78), multiple rail lines, and proximity to major ports and airports and provides direct access to one of the largest consumer bases in the U.S. We anticipate a great deal of interest in the remaining space at this brand-new facility.”


Construction on the facility is now underway, with completion expected in Q4 2025.
