May 18, 2021 (Lake Elsinore, CA) – PREMIER has completed work on The Cottages at Mission Trail, a new multi-family residential development in Lake Elsinore, CA. This new workforce housing development project was led by client Civic Partners, Inc., a firm that specializes in public/private partnerships, with the support of the City of Lake Elsinore.
The Cottages at Mission Trail community features 143 two- and three-bedroom rental apartment homes spread across 78 buildings on a 20-acre site that is anchored by a recreation center. Residents have a choice of six different floor plans. The site’s amenities include a large park, a tot lot with playground equipment, a laundry center, and a leasing office. The Cottages development has parking for approximately 330 vehicles, and many of the individual homes have driveways.
Jeff Pomeroy, project executive at Civic Partners, Inc., said his team was looking for the right project partner to help bring their vision to life.
“This is workforce housing, but we wanted to create something with the feel of a single-family residential community. PREMIER collaborated with us, bringing many smart ideas for maximizing our budget and still delivering a very high-quality product.”
The Cottages at Mission Trail is part of a larger, 3,000-acre Lake Elsinore development, known as Summerly, that includes a golf course, single-family residential community, and retail center. Civic Partners, Inc. has been leading master development of this large multi-component development area for more than 20 years.
The Cottages at Mission Trail is situated within the I-15 corridor and is equidistant from Los Angeles and San Diego. The project was planned and developed with the support of the City of Lake Elsinore and will offer a more affordable option for the working community, according to Lake Elsinore Mayor Bob Magee:
“With strict mandates coming down from the State, the City is committed to offering housing for all in our community. We are grateful to welcome this new affordable housing option for our residents.”
The official groundbreaking for The Cottages took place in November 2019. Despite several pandemic-related procurement delays, PREMIER was able to complete the 143 homes.
Steven Gabbert, principal and Southwest market leader, and senior project manager Derrick Schuster led PREMIER’s team for The Cottages assignment. Other project partners included KTGY Group, Inc. for architectural services and ima for landscape architectural services. Gouvis Engineering provided mechanical, electrical, plumbing and structural engineering services. Wilson-Mikami managed civil engineering.
