PREMIER Design + Build Group broke ground yesterday on a 153,000-square foot speculative warehouse for Chicago-based developer Sterling Bay. Located at 1035 S. Frontage Road in Darien, Illinois the development is due to be completed and ready for occupancy by November 2019.
The building is designed for maximum flexibility. It will be constructed of precast concrete and steel, with 30-foot clear height ceilings. Its design features 31 exterior truck doors, two drive-in doors, an ESFR sprinkler system and the site will include 161 parking stalls on the nine-acre site, which has extensive frontage on I-55 near Cass Avenue.
PREMIER and Sterling Bay are teaming with Cornerstone Architects Ltd. for architectural design services and SPACECO, Inc. for civil engineering. Jeffrey Fischer, executive vice president with NAI Hiffman, is handling the marketing for the property.
"We’re very excited about this project,” said PREMIER’s president and owner, Alan Zocher. “Once completed, it will be a true asset to Sterling Bay and to the city of Darien. It has been a pleasure working with Sterling Bay and NAI Hiffman, along with the lenders, architects and engineers.”
PREMIER’s Carl Graves will serve as project manager, working with Gary Schlinger as superintendent. Other key members of PREMIER’s project team include Ron Nelsen, senior vice president/field operations for the firm’s Midwest division, project executive Joseph Ahrens and senior vice president/Midwest market leader Michael Long.
“In-fill sites of this size and quality, with great visibility on I-55, are very rare,” said Mark Barbato, Sterling Bay’s director, industrial division. “We’re excited to deliver this project to the market and we’re already seeing strong tenant interest.”
PREMIER and Sterling Bay were joined at the groundbreaking ceremony by Darien Mayor Joseph A. Marchese. “This is a beautiful facility that will bring a lot ... in terms of advancing the city of Darien,” Marchese said.
