PREMIER Design + Build Group Delivers Phase II of Rickenbacker Logistics Park and Launches Phase III


Completion Adds More Than Two Million Square Feet for Logistics, 

E-Commerce, and Manufacturing at Massive Development in Ohio


May 3, 2024 (Columbus, Ohio) – PREMIER Design + Build Group has completed work on Phase II of the Rickenbacker Logistics Park project in Ohio. This enormous campus for client CT Realty spans a 382-acre site in the City of Columbus. The Rickenbacker Logistics Park is a key component of CT Realty’s strategic expansion to meet global demand from e-commerce and logistics companies for large-scale, Class A buildings in key markets across the U.S. 


PREMIER, a national design-build construction firm, began work on the project in 2020 after being chosen as general contractor. During Phase I, PREMIER constructed new infrastructure and two (2) Class A industrial buildings totaling 1.1 million square feet. Phase I’s public work included widening Airbase Road and constructing Transport Street on the site. 


During Phase II, PREMIER’s team added nearly twice as much square footage. Three new structures expand the development by more than 2 million square feet. PREMIER’s team collaborated with its client to incorporate modern elements, such as 40’ clear heights and cross-dock configuration, which make these buildings highly appealing to even the most exacting users in the rapidly evolving logistics and e-commerce market. Phase II also entailed a significant amount of public work onsite to accommodate the large facilities. Improvements included the construction of Raymond Avenue and Henson Family Street, as well as expanding an existing retention pond.


PREMIER also led tenant improvement work within Building 7, a structure that exceeds one million square feet. PREMIER’s team created branded spaces for the tenant, a global beverage category leader that has designated the building as its hub for facilitating the distribution of products it uses to create special holiday moments across its huge chain of quick-sale resale stores. Unique elements include concrete flooring with a swirl pattern reminiscent of the purveyor’s popular drinks, along with an employee lounge that evokes the brand’s distinctive vibe.

PREMIER’s team included Program Manager Samantha Skopek, Project Manager Dan Freitag, and Superintendent Thomas Sterbenz. The team recently began work on Phase III of the project, which will add a 773,000-square-foot building to the campus. When complete, Rickenbacker Logistics Park will feature a total of 4 million square feet across six (6) buildings.


PREMIER led a full design + build team with Harris Architects for architectural design services, Swift Engineering for structural engineering, and Verdantas for civil engineering. Additional design + build MEP partners included Connelly Electric, MVP Plumbing Corporation, Dalmatian Fire, and MK Industries Inc.
