PREMIER Design+Build named finalist in two award categories at NAIOP's Annual Awards for Excellence

November 8, 2023 - PREMIER Design+Build Group is proud to share that it has been named a finalist in the following award categories: General Contractor of the Year and Industrial Build-to-Suit Development of the Year at NAIOP's 36th Annual Awards for Excellence. It's PREMIER's build-to-suit for Atlantic Packaging / York Container that is up for the running for the Industrial Build-to-Suit Development of the Year award. This project was notably a unique one for PREMIER as the project team was faced with some obstacles throughout the construction of the new packaging center that could have raised some issues but in the end, it delivered a successful facility for the client. The awards ceremony will be taking place November 9 at the Time Out Chicago office located at 916 W. Fulton Market, in Chicago.

About the Project:

Opportunity

As a leader in sustainable packaging materials, Atlantic Packaging leveraged the knowledge and might of PREMIER’s industrial experience when the need arose for a brand new $35,000,000 state-of-the-art packaging facility for tenant, York Container.


The building shell is 430,969 SF with 36’-0” clear height, 30 exterior dock positions and 3 oversized drive-in doors, allows for the expansion of 5 additional exterior dock positions, includes 307 car parking spaces, 100 trailer parking spaces with room to expand, and accommodates 13,590 SF of office space.


Challenge

While the unpredictability of a volatile global supply chain would’ve been complicated enough on its own, PREMIER faced several equally challenging hurdles throughout the project life cycle.

Not only did the build outpace the design process, forcing simultaneous decisions and implementation, the space was needed for tenant occupancy much earlier in the schedule than customary.


Outcome

Through a disciplined and proactive approach to organization and communication, PREMIER was able to address each issue with confidence.

A custom tracking system was implemented, broken out by category and prioritized on the critical building operation to keep the project moving with efficiency. Materials were ordered early to avoid shortage delays based on an in-depth understanding of process with an acute awareness to the changing market demands.


More impressively, the speed and precision of our build process drove design decisions, often inspiring new direction, which created the need for unique, real time solutions.Not only did PREMIER deliver on every ask, we assisted in securing vital utilities/services that allowed York Container to occupy the space well before initial schedules predicted.
