PREMIER Tapped for Phase One of 1.1 Million SF Industrial Warehouse Project in Miami Gardens

PLANTATION, Fla. (February 6, 2019) —Bridge Development Partners, LLC has selected PREMIER Design + Build Group, LLC to lead phase one of its speculative industrial park project in Miami Gardens, Fla. Situated on 186 acres of former landfill, the park will ultimately span 2.1 million sq. ft., with phase one consisting of three warehouse buildings totaling 1.1 million sq. ft.


Prospective tenants include e-commerce businesses, logistics, manufacturers and distributors. The project could help create as many as 2,000 jobs.

The buildings will be constructed of structural steel and load-bearing, un-insulated, tilt-up concrete wall panels that will be cast on site, with a 60 mil. mechanically fastened thermoplastic polyolefin (TPO) roofing system. Each building will be wired with 1600 amp, 277/480 volt, 3-phase, 4-wire electrical service, with the ability to be configured for multiple tenants with separate metering. Fire protection is provided by an integral ESFR sprinkler system.


Entryways feature glass and glazing systems and metal canopies, with eight main entrances for buildings A and C, and four for building B. The asphalt parking lot will accommodate a total of 1,201 vehicles and 72 trailers, and the onsite sewer system, which features catch basins and exfiltration trenches, will connect to an adjacent retention area.


Additional building specs include:


Building A: 286,875 SF with 32’ clear height ceilings, 184 truck docks and two power-operated drive-in doors


Building B: 534,816 SF with 36’ clear height ceilings, 132 truck docks and four power-operated drive in doors. Building B will be built as a cross-dock facility.


Building C: 286,875 SF with 32’ clear height ceilings, 184 truck docks and two power-operated drive-in doors.


Executive Vice President Brian Paul and Vice President Michael Pacini will oversee the project for PREMIER, along with Project Superintendents Osvy Rivera and Chuck Rugila.


RLC Architects is providing architectural services for buildings A and C; Ware Malcomb is providing architectural services for building B. Langan Engineering is providing civil engineering services; and DDA Engineers, PA is providing structural engineering services. MEP will be handled by Puga and Associates INC; and landscaping, retaining walls and irrigation will be provided by Witkin Hultz Design Group. Phase one of the project is expected to be completed by the second quarter of 2019.
